Hey everyone, it's James at Yoreevo, New York's number one commission rebate brokerage, with our October 2025 Manhattan Market Update—and it was another solid month. When we look at contract sign, we are up 5% on a year-over-year basis and 16% versus normalized levels of demand. By price point, the high end continues to outperform. When you look at normalized demand versus normalized levels of demand, it was a bit of a pullback versus September. But remember, October is a much more substantial month than September. A lot more contracts get signed in October, so even though the headline number is slower, the growth is slower. I actually consider this a more encouraging data point. On inventory, no real change—we're down slightly on a year-over-year basis, and we're still down that 10–12% versus normalized levels of inventory. So, the demand and the supply side, those stories haven't really changed for a while now. We've had moderate to okay demand, moderate to good demand, and we've had tight supply, and that's really been supporting pricing. We did have some action on the interest rate side. The Fed cut rates a quarter point this week, and if you look at this chart, you might think, okay, the cut reduced rates, but rates actually fell in advance of that cut because everybody knew the Fed was going to cut. And rates actually went up slightly this week when they cut because they signaled December might not see a cut. Wasn't a foregone conclusion. I think is what they say. So, no real change here. We have a moderate to strong demand, tight supply, and rates have been drifting lower. That's clearly the driver for increased demand.
