Hey there, I'm James McGrath, your go-to West Village real estate broker. I've been living in the neighborhood for over a decade and I can't recommend it more highly. The West Village is often at the top of buyers wishlist and for good reason. It really brings together everything you want from New York City. The biggest draw simply has to be the look. The buildings are beautiful. Most streets are tree-lined and your neighborhood coffee shop is always around the corner. It has much more of a small town vibe. Sometimes you forget you're in Manhattan until you turn the corner and you see World Trade Center or Hudson Yards pop out of the skyline. When people all over the world think of Manhattan, a lot think of Midtown skyscrapers, but maybe even more think of the West Village. It's been made famous in shows like Friends and Sex in the City. Another big pro: there's plenty to eat for all you foodies. There are neighborhood classics like Little Owl and Buvette, and new hot spots like Don Angie, Sushi Nakazawa, and 4 Charles Prime Rib. But not everything is fancy, you've got some of the best pizza in the city. You'll barely need to move to do a full pizza tour of Joe's, Bleecker Street, and Two Boots, and if you're particularly hungry you can add on John's, but remember, "No slices." And finally, I think the most underappreciated benefit of the West Village is access to transportation you have tons of subway lines that run through it, the 123, ACE, BDFM, L, and even The Path.
And if you're crazy enough to have a car, you also have easy access to the West Side Highway. There's really only one drawback to the West Village, it's expensive. I brokered deals here from $460,000 to $23 million, both ends of that range are extremes, but the average one bedroom here goes for about $1 million. While that doesn't sound like too much, apartments here are pretty small. That seven figure price tag might only get you about 400 square feet, and on the high end. Between big condo developments like Greenwich Lane, 150 Charles, and the neighborhood's classic townhouses, there's really no limit to how much you can spend. But that's it. There aren't really any downsides to the neighborhood other than price. So if you're looking to buy or sell in the West Village, I'd be more than happy to help and save you a boatload on brokerage commissions.
