As a seller, the New York City and New York State Transfer Taxes are going to be your second largest closing cost after brokerage commissions. If your property sells for less than $3M, the total tax is 1.825% and if it's $3M or more, it's 2.075%. A lot of our sellers will ask us if there's any way to avoid the transfer taxes, and the short answer is no. If you think you have some sort of creative solution, you probably don't.
Basically the only sellers who don't have to pay the transfer taxes are government entities and non-profits.
