Hey everyone, it's James at Yoreevo, New York's #1 commission rebate brokerage with our September 2024 Manhattan Market Update. And the strength that we are seeing in the summer continued into September. When we look at the headline number, the number of contracts signed was up 21% year-over-year. The last September was very weak. So you really need to compare to a normalized levels of demand, which we always do, but the number was very solid there too. We were up 12%, which is roughly in line with what we were seeing over the summer. And this is simply buyers getting off of the sidelines as mortgage rates have drifted lower. It's really no more complicated than that. On the supply side, we continue to see lower levels of inventory. Inventory declined 4% year-over-year. So we have more buyers entering the market with less supply. Obviously that bodes well for pricing going forward. But the story of the month was The Fed and their rate cut of half a percent. But if you watch this every month, you know that The Fed rate not directly impact mortgage rates. And you can see here, The Fed cut the Fed Funds Rate and that didn't really impact mortgage rates. And everyone knew The Fed was going to cut and that's why mortgage rates bled for the last two or three months. But they're low rates regardless or lower rates and buyers are liking it. So we are extremely busy. I think we're going to have a pretty solid fall selling season overall. September is actually a very slow month in terms of the number of contracts signed. Buyers restart their search in September, but then they actually sign contracts in October and November. So if we can see this strength continue for the next two months, it's going to be much more impactful data point. But all systems go right now. It looks like we're going to have a pretty solid fall.
