So you finally found the place you want to make an offer. What do you actually have to do? What's actually required? It's actually not that complicated. You're gonna need a couple documents in order to submit the offer. The first thing is the pre-approval or proof of funds, so if you are financing you're going to need a pre-approval letter from a bank that basically says that they reviewed your financials and they're pretty sure they're going to make you a loan that's large enough for you to make the purchase. If you're gonna be paying cash, the seller is gonna want to see that you actually have the cash, so you can simply provide a bank statement or some other account statement that shows you have the money. And then regardless of which way you're going, you're also going to need to provide a REBNY financial statement. This is basically a snapshot of your financials. It'll give a rough balance sheet that shows your assets and liabilities as well as your income and this is just to give the seller and the listing agent a more comprehensive view of your financials. It's particularly relevant in co-ops where you're going to need to satisfy their financial requirements as well. But once you have those two documents then it's just some additional terms - how much you're offering, your percent down, if you would like a financing contingency, if you'd like to do an inspection, your targeted closing. The negotiation itself usually takes a couple days, there are a couple rounds of back-and-forth. You'll put in an offer, the seller will counter at something lower and hopefully you meet in the middle and you reach an accepted offer and that's really it.
